19399 Yonge St. Holland Landing

Scope

It is a new development consisting of townhouses and a commercial building with a common underground parking. THL was contacted by the Owner to assist in resolving the final challenging issues they needed to address in order to achieve the required zoning. In particular, THL was requested to prepare a detailed Construction Management Plan.

Solution

THL collected up all the issues and concerns of York Region, East Gwillimbury, and the design team by reviewing the available documents plus meetings. Next solutions to each of the problems were identified and discussed with the municipal reviewers. Once they accepted the approach, the Construction Management Plan was finalized. The entire project was completed in 4 weeks, and the Owner achieved the zoning thereafter.

As a result of the success on the 55 Erskine project, THL was sole sourced to provide Project Management services to oversee the design and construction processes.

Included the removal and replacement of the 4 storey building façade along Bloor St. and Bay., demolition of the first, second, and third floor rental units, removal of 4,000 sf of concrete floor slabs, concrete reinforcing of 16 structural columns, and CFRP strapping to double the remaining floor slab capacities. As a result of the success on the 110 Bloor project, THL was sole sourced to provide Project Management services to oversee the design and construction processes.

THL prepared a project workplan and applied our scope management, issues management, schedule tracking, and cost tracking tools to successfully manage the project. THL negotiated the agreements for all the consultants, tendered and awarded the 5 main construction packages, then managed the general contractor to complete the work.  As part of this process, published monthly schedule updates and cost reports.  Reviewed the tenant fit out packages and confirmed work was completed as per the agreements. The work was completed on budget and on schedule.

110 Bloor St, Toronto

Scope

Included the removal and replacement of the 4-storey building façade along Bloor St., demolition of the 6 existing retail units, rough in for the future tenants, and coordination of tenant fit out work requirements. Contacted by the Owner when the project was 50% complete, considerably stalled, and drastically behind schedule. The landlord was very concerned about missing target dates in the new lease agreements and losing tenants.

Solution

THL’s proven Issues Resolution business process quickly identified and assessed numerous design, permit, material, structural and mechanical issues. We developed and implemented various communication, workflow, cost management, and tracking solutions. We overcame design and technical challenges by significantly improving collaboration with construction, architects and consultants, and coordination with tenants. Within 2 months, construction began proceeding at a reasonable rate for tenant turnover, and new target completion dates were then negotiated with all future tenants.

560 King St. W, Toronto

Scope

Included the design and construction of a custom, penthouse suite in the Fashion House Condo building. Provided Program and Construction Management services to assist in the design process, then manage the construction.

Solution

Located in the Fashion District of downtown Toronto, this was a 12 story, mixed use residential/retail space. THL staff acted as the Owner Representative to fit out the 2,500 SF Penthouse Suite, working with the City, Developer, Designers, and Property Management. Project complete on budget for $2.5 million. Working in the downtown core,  daily communication and coordination, site logistics and project deliveries played a large role in the project success.

Scope

Includes the existing building demolition, site services, and construction of 4 buildings on the site. THL was contacted by the Owners when the project was 80% complete to investigate and resolve major construction issues, then oversee the project completion.

 

Solution

Critical issues delaying construction involved resolving over 50 major issues. Challenging technical solutions were developed by working with the existing design and construction teams. Then the consultants issued Site Instructions as required, changes in scope were negotiated with the Trades if needed, then construction was completed. All work was overseen by THL Construction Management

225 Commissioners Street, Toronto

Scope

Includes the design of 6 additional sound stages on the Pinewood Studios property. The client was concerned about potential increased construction costs which would make the project financially unviable. THL recommended a methodology for confirming construction costs, enabling Value Engineering workshops, and verifying targeted project payback. This included preparing the preliminary working drawings which were used for Value Engineering. 

Solution

THL retained the design consultants, overlooked the preliminary designs, organized design review meetings with the future users, and conducted Value Engineering workshops to provide more cost effective solutions.  The entire assignment was completed in less than four months.

Scope

Includes the construction of a new building on the same site as an existing hotel. THL staff were contacted by the Owner to provide overall Program Management Services from the conceptual stage to construction.

Solution

Developed a project workplan and cash flow, then retained all of the consultants and proceeded with the design. This included all Site Plan Applications, Zoning, Permit Applications, Tenders, and Construction Contract Awards. Also prepared project proforma and summary packages which were presented to potential lenders and investors. Prepared overall project budgets and monthly cost tracking reports for lenders. Prepared overall project schedule then tracked progress using MS Project.
