Scope

Included the design concept for 4 studios, assessing the construction and overall project costs, preparing a proforma, then provided a project feasibility report. Provided Program Management services to assist in the design process, then prepare the feasibility report.

Solution

Conestoga College identified an opportunity to construct 4 sound stages at their Fountain St. campus. THL was retained as the overall project managers to develop a design concept, prepare a project cost estimate, forecasted revenue and proforma, then recommend the financial feasibility of the report. Some of the fundamental points were based upon THL’s experience on the construction of the Pinewood stages. Our final report indicated that the yield justified the construction. Work has now been paused as the college reviews their options for proceeding.

Scope

Included the removal and replacement of the 4 storey building façade along Bloor St. and Bay., demolition of the first, second, and third floor rental units, removal of 4,000 sf of concrete floor slabs, concrete reinforcing of 16 structural columns, and CFRP strapping to double the remaining floor slab capacities. As a result of the success on the 110 Bloor project, THL was sole sourced to provide Project Management services to oversee the design and construction processes.

Solution

THL prepared a project workplan and applied our scope management, issues management, schedule tracking, and cost tracking tools to successfully manage the project. THL negotiated the agreements for all the consultants, tendered and awarded the 5 main construction packages, then managed the general contractor to complete the work.  As part of this process, published monthly schedule updates and cost reports.  Reviewed the tenant fit out packages and confirmed work was completed as per the agreements. The work was completed on budget and on schedule.

Scope

Includes the design and construction of 3 new buildings on the Pinewood Studios property. Provided Construction Management services to assist in the design process, then manage the construction.

THL tendered and awarded all the construction trade contracts, managed the construction, and completed project closure. This work was completed over a two year period.

Scope

Includes the existing building demolition, site services, and construction of 4 buildings on the site. THL was contacted by the Owners when the project was 80% complete to investigate and resolve major construction issues, then oversee the project completion.

 

Solution

Critical issues delaying construction involved resolving over 50 major issues. Challenging technical solutions were developed by working with the existing design and construction teams. Then the consultants issued Site Instructions as required, changes in scope were negotiated with the Trades if needed, then construction was completed. All work was overseen by THL Construction Management

Included demolition of the existing buildings on the site then construction of new townhouses in 4 groups. Provided Construction Management services to assist in the design process, then managed the construction.

THL tendered and awarded all the construction trade contracts, managed the large volume of change orders related to purchasers customizing their units, managed the construction, and completed project closure. This work was completed over a two year period.

225 Commissioners Street, Toronto

Scope

Includes the design of 6 additional sound stages on the Pinewood Studios property. The client was concerned about potential increased construction costs which would make the project financially unviable. THL recommended a methodology for confirming construction costs, enabling Value Engineering workshops, and verifying targeted project payback. This included preparing the preliminary working drawings which were used for Value Engineering. 

Solution

THL retained the design consultants, overlooked the preliminary designs, organized design review meetings with the future users, and conducted Value Engineering workshops to provide more cost effective solutions.  The entire assignment was completed in less than four months.

55 Thompson, North Bay

Scope

Includes the construction of a new building including positioning it on the site. THL was contacted by the Owner to assist in resolving the final complex design issues so that the permit drawings can proceed and condo sales can commence. Plus provide an overall project cost analysis and scheduling plan.

Solution

THL immediately completed a Value Engineering exercise which substantially reduced the project cost while improving the solution. Meetings were held with the City to confirm their acceptance of the changes, then condo sales began 4 months after THL commenced. THL was heavily involved in the design improvements, condo sales materials, funding, and all other aspects of the project. We also retained the remaining consultants to finalize the design.

1996 – 2000 Bathurst St., Toronto

Scope

Included demolishing the smaller older buildings, then constructing a new, larger rental building with underground parking. THL was retained to act as the Program Manager overseeing the Consultants and Construction Manager.

Solution

Overseeing the consultant selections, permit application process, final design and then construction. This included negotiating the Construction Management agreement. In parallel, the site plan approval process was also completed for a second building. However, the financial analysis indicated that this was not appropriate and will be delayed for the moment. THL prepares monthly Project Cost and Project Funding Status Reports, as required by CMHC for monthly draws. As well, THL prepares monthly Project Schedule Reports indicating the construction progress.

Scope

Included designing of a second rental building on the same property. The project was already underway. Contacted by Owner to resolve final, challenging design issues needed to obtain the Zoning Bylaw Amendment and Notice of Approval. Once the design was completed, the next step was to complete a project proforma and evaluate the project performance. 

Solution

Quickly analyzed the challenging design issues, then developed solutions within 4 weeks. After the design was completed, conducted a Value Engineering exercise to  substantially reduce cost. An improved design was submitted to the City after 5 months and the ZBA was issued after 10 months.
